Move-In Instructions: 

  • One person on the lease (if there are multiple tenants) should call the office to set up a MOVE-IN APPOINTMENT (It is Mandatory to have an appointment).
  • At the move-in appointment, you will need to
  • Show proof of utilities (electricity and water) turned on in name of new occupants (name of tenant's parent is okay)
  • Pay first month's rent (if not already paid online)
  • Pick up keys for the house/apt. One person may check out all keys and distribute the keys to other roommates or the first person may simply pick up a single key with subsequent tenants calling ahead for an appt. to pick up keys as they arrive in town. ( PLEASE NOTE: Before any keys can be issued, rent must be paid and utilities must be turned on in name of new tenants.)
  • Pick up Move-In Inspection Sheet to be completed and returned to the leasing office within 7 days of Move-In.

How are repair requests handled?

During the lease term, we ask tenants to submit maintenance requests & general repair requests online via Resident Sign In portal (click on Mtnc Request Submit tab). Once/if the work order is approved, work will be scheduled and notice of work scheduled will be given to tenant. In case of an emergency repair need, CALL our office number : 706-353-1055 immediately. Please leave a detailed message and your call will be returned. We are available by phone for after hours plumbing, HVAC or electrical emergencies.

*Maintenance requests should be submitted in writing via tenant account by the tenant.

*If internet is not available to the tenant, the tenant may call the office during normal business hours- Monday through Friday 9:00 AM to 5:00 PM to submit the work order request.

*Do not call or text CTR agents with non-emergency work order requests during non-business hours. 

Is the apartment painted between every tenant?

There is no law or requirement that says the unit must be painted between every Tenant. However, most of our units receive some kind of touch up paint between leases.

Is the unit cable ready and is a satellite dish permitted?

We provide at least one cable ready outlet. Additional outlets may be installed at tenant's expense with written permission from management. Satellite dishes may also be permitted but management must approve the mounting location and any resulting repairs required at move-out will be charged against tenant's security deposit.

How do I change my air filter?

Your heating and air system filter needs to be changed a MINIMUM of every three months (recommended every month). The filter is inside the largest metal grill in the house. Two-story houses have one downstairs and one upstairs…..both filters must be changed. 99% of these filter returns can be opened with your bare hands (no tools involved). Most of them have clips that can be opened and the metal cover will then swing open. Check the end or side of the existing filter to find the exact size needed for replacement. Filters are sold at Lowe's, Home Depot, Wal Mart, Kroger, and other grocery or home repair stores.
 

May I have a pet?

Not without our written consent and payment of a non-refundable pet fee and your agreement to maintain the pet on a vet-approved flea prevention program such as Frontline or Advance. Pet policies are strictly enforced.
 

Is there insurance coverage in the event of a fire, theft, or natural causes? Does my lease provide coverage for my belongings?

Residents or guest's personal property and vehicles are not insured under the apartment lease agreement unless due to management negligence. We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter's insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier (first check your parent's homeowner's policy).
 

Will the carpet be replaced and, if so, may I select a color?

The determination for carpet replacement is made at the move-out inspection after all furnishings are removed. In many instances, although carpet stains may be visible when you view a unit, steam cleaning and stain treatment between tenants works wonders. Should it be determined that carpeting in one room warrants replacement, we have pre-selected colors for each unit in order to be able to match single room replacements. Should there be unremovable small or faint stains on a carpet that is otherwise in good condition, we may opt not to replace it in which case a new tenant would not be held responsible for such pre-existing damage.
 

Is it possible to move in earlier than the lease beginning date?

The beginning date of your lease is set according to the lease ending date of the previous tenant. This allows us sufficient time to ready the unit for new occupancy. We cannot promise a unit will be available prior to the specified move-in date on your lease.

What if I need to break my lease or don't return for the spring or summer semesters?

Classic Team Realty does not offer any type of lease buy-out. However, at management's discretion, residents may sublease to a new resident, provided the new resident meets CTR approval standards. Though CTR may assist you in finding a new resident, ultimately, the responsibility is yours (check with our office regarding policies and potential fees).
 

What happens if I need to move out early?

Should it become necessary for a tenant to move out prior to the expiration date of the lease and we are immediately advised of the situation, we will be happy to offer the unit as available. However, any existing vacancies will take first priority. Tenants are responsible for payment of rent until the unit is re-leased or until the end of the lease term, whichever occurs first. We encourage tenants to advertise and show the unit on their own in order to avoid full forfeiture of security deposit.
 

When do I get my security deposit back?

Your security deposit is retained until after move-out and may not be applied to your last month's rent (see your Lease Agreement for details). After you vacate, your deposit may be applied to any outstanding rent, late fees, or for any costs incurred to return the apartment to the original move-in condition, less wear & tear. A deposit disposition will be mailed to you within the required time frame specified by the state/county where you reside. All correspondence will be mailed to the last known address, so it is important that you inform us of your forwarding address upon move-out.
